Cosmetic Plus

Beautiful spaces, without the excessive expense

Do the cosmetic things well (paint, lighting, floors, handles), then find the one or two higher-value changes that lift the sale price. That's the plus. It's how a tired home becomes the one buyers remember.

Cosmetic Plus is the approach taught by Bernadette Janson through The School of Renovating, where I trained.

I don't sell your property; I work alongside your agent. Building work is done by licensed trades, and anything structural or needing approval goes to the right professional.

Good things to know first

What kinds of pre-sale work do you do?

Kitchens, bathrooms, paint, floors, benchtops, splashbacks and small layout changes. The cosmetic things that lift a sale price. Not new builds or extensions.

Will you do the building work?

No, I'm not a licensed builder. Structural work or anything needing approval goes to an engineer, the council or a licensed builder. I plan and run the cosmetic work.

How long before I list should I start?

The earlier the better, so we're not rushing. Tell me your timing and we'll work backwards.

Do I have to use your tradies?

No. I can work with tradies you already know, or line up ones I trust. We agree who does what up front.

How do you keep me in the loop?

With regular updates on what's happening, what needs your call and anything that affects budget or timing.
